Project Introduction:

Ⅰ.Description of the Sponsor

    Chongqing Yuzhou Hotel is an only large garden type high grade hotel,called as the "State guest house" of Chongqing;it is under chongqing Municipal Reception Office.The hotel has been open to the public since 1994. Current employees are over 300;fixed assets value is RMB ¥93 million;total assets,RMB ¥130 million.Land area is 338000 m2,building space,40000 m2.Available in the hotel are 280 guest rooms of over 500 beds,more than 10 conference rooms of high and medium grades and over 10 dining halls,the largest dining hall can accommodate more than 400 guests.The hotel is equipped with a program controlled telephone exchange of 1200 channels,2 boilers of 4 ton and 2 ton capacity,2 trans formers of 800 KVA and 1600 KVA.Electricity is supplied in double lines.The fuel is natural gas.

Ⅱ.Description of the project

    1.Need:
    Chongqing Yuzhou Hotel is adjacent to them,  National New and High Technical Development Area,Olympic Sports Center and the origin of ChengduChongqing expressway in Yuzhong District.As a number of new and high technological enterprises have been coming up in the area,the public has set a high demand for healithy,lively and diverse recreational activities.This project is intended to meet the growing need.
    2.The size and content of the construction. The Recreactional Center occupies a land area of over 4000m2;the building space is 6000m2 of sixstoried frame structure.However,it is necessary to carry out interior decoration and buy the equipments needed.
    3.Total Investment:Approximately RMB ¥50 million is required.The hotel has invested RMB ¥21 million,intends to use external sourced capital of RMB ¥30 million.
    4.Construction conditions:This project is supported by the municipal government and can enjoy some preferrential policies.The hotel is well accessible,30 km from the airport and 5km from the railway stations.Water,electricity and gas supply can be guaranteed.The building frame has been completed,one elevation is prepared.

Ⅲ.Market Forecast

    The location of the project is good,the guest source can be ensured.

Ⅳ.Benefit Analysis

    It would take 8 to 12 months to complete the project.In the first year after completion,the trunover would be RMB ¥14 million (estimated per proportion method of building space).If RMB ¥30 million could be invested by external partners,the rate of growth of the turnover would be 10 per cent, the investment can be recovered in 4 yearw if the operation cost is 20 per cent of the turnover.
